Welcome to our exquisite 4BHK luxury villa, designed for ultimate relaxation and family fun. the perfect blend of comfort and luxury for a memorable stay. Property has 4 AC bedrooms, a closet, an attached washroom and balcony with a lawn view. Two of the bedrooms on the ground floor and two on the first floor. There are two spacious and luxurious living spaces(NO AC) as well one on the ground floor and one on the first floor with the lawn view, 8 seater sofa, TV, few games and a kitchenette area. Swimming pool is big enough for up to 12 to 15 guests at a time with a kids pool. This property is nestled away from the hustle and bustle of the city, offering a peaceful retreat in a serene and tranquil environment. It’s the perfect getaway for those seeking relaxation and quiet, far from the noise and crowds of urban life. Around 1km away from the main road.

TERMS & CONDITIONS

1. Booking and Cancellation• Cancellations made 21 days or more before arrival: 100% refund of the advance.
• Cancellations 14-21 days before arrival: 75% refund of the advance.
• Cancellations 7-14 days before arrival: 50% refund of the advance.
• Cancellations within 7 days of check-in: Non-refundable.

2. Payment Terms
• Booking is confirmed only after receiving the advance payment.
• First come, first serve basis – booking goes to the first person who pays.
• An enquiry alone does not guarantee a booking.
• The remaining balance must be paid immediately upon arrival.

3. Check-in & Check-out
• Check-in time: 2:00 PM
• Check-out time: 11:00 AM
• Early check-in or late check-out is subject to availability.
• Management reserves the right to evacuate guests who fail to check out on time.

4. Security Deposit & Damage Protection
• A ₹2000 security deposit is required at check-in.
• The deposit is refundable after property inspection at check-out.
• Guests are liable to pay for any damages caused during their stay.

5. Termination of Booking
• Management may cancel bookings in case of emergencies (full advance refund provided).
• Misbehavior or violation of house rules will lead to cancellation without refund.

6. Occupancy & Visitors
• Extra guests beyond the booked headcount will be charged additionally.
• Visitors are not allowed in the property.

7. House Rules & Responsibilities
• Management is not responsible for lost items.
• Music is not allowed after 10:00 PM.
• Pool usage is restricted after 11:30 PM and during check-out time.
• Power backup is available in case of electricity failure.
• The kitchen is not available for guest use (staff can assist with infant food needs).
• Alcohol must be consumed responsibly and at the guest’s own risk.
• Smoking is prohibited in the bedrooms, living room, and any enclosed areas of the villa.
However, you are welcome to smoke in the designated outdoor open spaces.

8. Agreement to Terms
• Booking confirms that the guest has read, understood, and agreed to all rules.
• Any questions should be clarified in advance—no disputes will be entertained later.

Weekdays: 14400 for up to 12 people including Stay and Taxes

Weekend: 18000 for up to 12 people including Stay and Taxes

• In case of Force Majeure/Emergency Situations: Cancellation is completely dependent on the Owner of the stay and Bunkout does not hold any responsibility for cancellation or date postponement in such cases

By Train: The nearest station is Mumbai, you can easily get a train to Mumbai and from there you can book a taxi which will drop you at the stay.
